What is a CP12 certificate?
A CP12 is the official Gas Safety Record landlords must have for rental properties with gas appliances. It’s a legal requirement and must be renewed every 12 months.
How often do I need a gas safety check?
Every rental property with gas appliances must have a gas safety inspection carried out every year by a Gas Safe registered engineer.
Do I need to be there?
No. As long as we can arrange access with your tenant or managing agent, we can carry out the inspection without you being present.
What happens if my boiler fails the inspection?
We’ll explain exactly what’s wrong and what needs to be done to make it safe. We’ll never carry out additional work without your approval.
Can you remind me next year?
Yes. If you’d like us to, we’ll contact you before your next gas safety check is due so you don’t have to remember.
